Lockwood International, a New Zealand-based wood construction company, recently launched its pre fabricated wooden houses in india. Ajit Sarin of Macdonald sarin, who will market Lockwood in india, discusses with Mamta Upadhyaya the technology behind these houses.
 
     
 
How is a Lockwood house different from other all wooden houses?

Lockwood houses are very different from other wooden houses in that they are constructed from solid laminated timber walls and connected using a special patented connecting system . Lackwood walls are locked together, not nailed together . the intricately engineered aluminium profile design slots into the machined corners of solid laminated pine ,locking the wood into position. This patented system, combined with the use of vertical tie rods in the walls is sturdy enough to resist earthquakes and typhoons all around the world . yet it has the flexibility to handle temprature extremes from Russia to the Middle East.
 
     
 
Which segment, commercial or residential are you targeting?

As Lockwood houses are lifestyle homes, initially we are targeting the upper end of the luxury market where the top end of our product is well suited. In time we will introduce other segment of our product which will appeal to a wider group. the product can also be untilised in a wide range of commercial aplication from schools and churches to larger buildings such as gymnasiums.
 
     
 
What is the rate of construction (per sq ft ) for the Lockwood house in India and what is the minimum area for any project you would consider?

Depending upon location and specification, Rs. 6,500 to Rs. 7000 per sq ft.
 
     
 
Where all can these houses be built?

The Lockwood building system is very flexible and can be used in a wide variety of location and situation, from Plains to mountain tops. The house can be built on a concrete or wooden floor and even on poles on sloping terrain. The houses can cater to a wide range of climatic conditions including heavy snow.
 
     
 
What are the advantage/disadvantage of Lockwood houses over traditional concrete houses?
Lockwood houses have many advantage over concrete houses. They are very strong and resistant to earthquakes and stroms and need very low maintennace.They are warm in winter and cool in the summer . The timber is manufactured from plantations of radiata pine grow in Newzealand and has a very low-energy footprint. The wood is also treated using organic compounds to prevent decay and to resit termite and insect attack.
 
     
  Can these houses be constructed with brick or concrete exteriors as well?

Yes they can, as long as the quality is approved by Lockwood to be used in conjunction with our product.

A wooden house properly constructed from quality, correctly - specified material need not be noisy . lockwood uses very high -quality wood and its unique insulation system makes the houses very quiet.

Yes, they can be transported and relocated. A Lockwood house is perfect for 'moving around' as it is structurally very flexible with no wall linings or rigid fixings to break; nor does it have plaster, paint or paper that can tear or get damaged.
